Walk the room, talking.

The check-out is a diff, not a debate.
Walk the same rooms again. Against the signed check-in, record each change item by item, mark it fair wear and tear or damage with a rationale a landlord and tenant would both accept, and Kivilo totals the claim against the deposit. Nothing is shared until you publish it.
